North Hills Innovation District continues to attract new office tenants, with two companies signing leases totaling 18,000 square feet at Tower 5, Kane Realty announced on Tuesday, July 14.
Global law firm Foley & Lardner LLP will relocate its Raleigh office to the 17-story office tower, while The Real Estate Studio is establishing a new Raleigh location within the building.
Tower 5 is a 342,000-square-foot Class A office building at the heart of the North Hills Innovation District, offering direct access to restaurants, retail, fitness studios, and outdoor gathering spaces. Tenants also have walkable access to North Hills’ 6 million-square-foot mixed-use district, which includes shopping, dining, entertainment, residences, hotels, and office space.
“Tower 5 offers an attractive setting for Foley’s Raleigh team to continue building our momentum, particularly as Foley celebrates our two-year anniversary in the Triangle this month,” said Joe Dowdy, managing partner of the firm’s Raleigh office. “We’re excited to welcome our people and our clients to this new space beginning early next year.”
For The Real Estate Studio, the move is about creating an office experience that reflects the company’s boutique approach to real estate.
“Our decision to open at Tower 5 in NHID was very intentional,” said Laurie Evans, president of The Real Estate Studio. “The space allows us to completely reimagine the traditional real estate office, creating a high-design, hospitality-driven environment that truly reflects the elevated service and boutique experience our clients expect.”
Kane Realty officials say the leases reinforce continued demand for premium office space in midtown Raleigh.

The North Hills Innovation District spans 33 acres and includes Class A office space, more than 1,500 apartments, four acres of outdoor public space, and approximately 60,000 square feet of street-level retail.
New retailers in the district include Standard Beer + Food, Good Graces, Benchwarmers Bagels & Coffee, Dose Yoga + Smoothie Bar, Unlikely Professionals, HomeTurf, and Hush Salon.
These two join a growing roster of companies that have recently chosen North Hills for office space, including Parexel, PwC, Apex Systems, Couchbase, Huntington Bank, Raymond James & Associates, Brightly Software, and Brown Advisory.
